WHAT DOES A TRANSACTION COORDINATOR DO?

Coordinate Communication

Seamlessly manage communication with all key players: Co-op Agents, Buyers, Sellers, Lenders, and Escrow Closers , etc.

Create Amendments

Create, track, and distribute any necessary amendments or addendums throughout escrow. Copies provided to title, lender, clients, and co-op.

Title Commitment

Open escrow, request & review the title commitment, and work with the title team to ensure clear ownership and address any issues.

Home Warranty

Order (or request a copy of) the home warranty invoice. A copy is distributed to all parties once the inspection period is complete.

Appraisal

Place the appraisal order, track the inspection date, and monitor the due date. Confirm value and/or repairs and notify all relevant parties.

Commission Letter

Submit commission details to brokerage for creation; distribute to all parties. Commission is also verified on the preliminary settlement statement prior to closing.

Utility Reminder

Provide contact information for all utility companies, change of address checklist, and USPS link for online changes.

Schedule Final Walk & Closing

Organize the final walkthrough with all parties; work with clients to schedule closing appointments. Calendar events are provided for all critical milestones/dates.

Compliance

Making sure your files are compliance by the closing date ensures you get paid on-time & minimizes audit risk. We review all documents for completion and accuracy, facilitate corrections as needed, and obtain final compliance approval prior to the closing date.
