Best Practices for using an Escalation Addendum
Due to the low inventory of residential real estate coming onto the market and a high demand from buyers competing for those properties, many real estate companies have been using a “Purchase Price Escalation Addendum” (or Escalation Clause). KCRAR has released a form to help standardize the process, and provide 'Best Practices' for utilizing Escalation Addendums in your business.

Ways to Take Title
This comparison is provided for information only (from Chicago Title website). It should not be used to determine how your clients hold title. We strongly recommend that you seek professional counsel from an attorney and/or CPA to determine the legal and tax consequences of how title is vested.
Cinch Home Warranty Survey
Cinch conducted a study & found 95% of homebuyers find issues after closing! Read to see how many Sellers admitted to selling a home with an issue the Buyer was unaware of, how many Sellers admitted to hiding issues, and the types of problems that were not disclosed. The results are eye-opening!!
JOCO Resale Septic Application
Use this application to order a septic inspection with Johnson County. The Johnson County Environmental Sanitary Code requires that an inspection be performed within the first 60 days after a property is purchased, if the property is located in an area covered by the Code. All areas of Johnson County are covered except Overland Park, and within the city limits of De Soto, Gardner and Edgerton.
